How to Adjust Bi Fold Doors

Bi Fold Doors are among the most popular doors in Australian homes. They fold neatly to one side, creating a spacious, open connection between indoor and outdoor spaces.

However, they may shift slightly, such as rubbing against the frame, failing to close completely, or feeling stiff or heavy to operate.

The good news? Most folding door problems can be easily fixed by yourself, without the need for a professional.

Here’s a simple step-by-step guide.

Tip: Before making any adjustments, clean the tracks. Dust and debris in the tracks are the cause of most folding door problems. A quick cleaning will solve the problem immediately.

 

Adjusting the bi-fold door involves the following six steps.

Step 1 — Check the Top Track

Check the Top Track

Start with the top. Carefully inspect the top track.

Is it level or not. Use a level to check. If one side of the track is sunken, the entire door will be uneven. Tighten the screws securing the track to the ceiling or door frame. This alone can solve many alignment problems.

Also check the track grooves for dust and grit. Wipe them clean with a damp cloth. Dirty tracks will make each door panel difficult to slide

 

Step 2 — Adjust the Top Pivot

The top pivot is the small component located at the very top of the first door panel. It is located within the top track and guides the door when folded.

Use a hex wrench to slightly loosen the pivot screws. Slide the pivot left and right to reposition the door panel. Once the door panel is aligned, tighten the screws.

Tip: Move gradually. Even a deviation of 2-3 millimeters can significantly affect how the door hangs.

 

Step 3 — Adjust the Bottom Pivot

The bottom pivot bears most of the door’s weight. It’s located on the footrest at the bottom of the door.

Most Jolong folding doors come with an adjustable bottom pivot and a height adjustment screw. Use a hex wrench or screwdriver to turn the screw:

– Clockwise rotation — Raises the door panel

– Counterclockwise rotation — Lowers the door panel

Raise or lower the door panel until it is completely flush with the ground and the top and bottom are perfectly aligned.

 

Step 4 — Adjust the Folding Hinges

Bi Fold Doors connect the individual door panels via hinges. If the door panels do not fold completely flat, the hinges need to be adjusted.

Locate the adjustment screw on the side of each hinge. There are usually two hinges:

– **Side screw** — Moves the door panel left and right

– **Depth screw** — Moves the door panel back and forth

Adjust one hinge at a time. Check the gap between the door panels after each adjustment. The gap should be even and consistent from top to bottom.

 

Step 5 — Check the Rollers

Most folding doors move via rollers in the top track. These wheels bear the door’s weight, enabling sliding. If the door feels heavy or jammed, the rollers may need lubrication. Apply a bit of silicone-based lubricant to them and the tracks.

Avoid WD-40, it attracts dust and worsens issues over time.

Replace cracked or broken rollers. Contact your Jolong showroom for parts.

 

Step 6 — Adjust the Door Seal

After aligning the door panel, inspect the sealing strip around the door frame. Close the door and feel along the frame’s edge for air or light leaks.

If found, move the panel slightly inward for a closer fit. Adjust inward via the hinge’s depth screw, from top to bottom, until the panel fits snugly with aligned edges.

 

When to Need a Professional

Professional replacement 

Most of the above adjustments can be completed in under 30 minutes. However, sometimes the problem can be more serious.

– Significantly bent or damaged tracks

– Cracked or broken hinges

– Door sags more than 10 mm

– Water leaks from the door frame
